Residential Surveys & Valuation

Short Valuations
Undertaken on behalf of mortgage lenders, valuations are a limited check on the property that ensures the property is of the value they are lending you.

It's likely to be less specific than a survey, which is why we recommend carrying out a more detailed survey before buying a home.

RICS Home Buyer Reports
Also known as Homebuyer Survey and Valuation Reports (HSV), these are standardised reports set out by the RICS for conventional properties built in the last decade - of an average size and reasonable condition.

This involves:

  • General inspection of the property for damage or faults that may affect its value or structural integrity. 
  • Condition of the property including signs of damp
  • Condition of damp-proofing, drainage and installation is checked
  • Estimated cost of rebuilding in the event of fire (for building insurance)
  • Value of the property on the open market

Full Building Surveys
Building surveys are the most comprehensive inspection of a property. As with HSV's they look at the condition of the property, but also look at:

  • All minor and major defects and the cost of repairs
  • Technical information about the construction of the property
  • Further recommendations for future inspections

This does not include a valuation, although your surveyor can offer this service separately if required.
